Swimming Pools and Home Insurance

Home insurance and your pool

Does Home Insurance Cover Swimming Pools?

Yes, home insurance will typically cover your pool.* The coverage that would apply will depend on what type of pool you have and where it is located. An in-ground pool would fall under Cov. A (Dwelling) or B (other structures), depending on where it is located. A pool attached to the home would typically fall under Cov. A while a pool set apart from the home would fall under Cov. B. An above-ground pool would most commonly be considered personal property (Cov. C) as it is not a permanent structure. However, we would review each property to determine the best placement of coverage and take into consideration if there is a permanent deck built around the pool.

Moreover, home insurance does not cover general wear and tear, purposeful damage, or damage caused by neglect.

Does Home Insurance Cover Pool-Related Injuries?

Yes, with proper liability coverage, home insurance can cover medical bills or lawsuits from pool-related injuries and accidents. Pools are considered “attractive nuisances,” meaning they can attract and endanger children. Many cities, towns, and insurers require a fence or enclosure around the pool. If your swimming pool does not meet those regulations, it MAY not qualify for liability coverage. Additionally, while Tower Hill will allow pools with slides and diving boards, it is important to note they are EXCLUDED from liability coverage. As a pool owner, you are liable for any accidents, even if the pool was used without your permission. Therefore, to avoid out-of-pocket costs for medical bills and lawsuits, increase your liability insurance limit or buy a separate umbrella policy.

How Can I Make My Swimming Pool Safer?

When you own a pool, there is a higher likelihood of an accident on your property. According to the U.S. Consumer Product Safety Commission, an average of 371 children drowned in pools or spas each year between 2018 and 2020. Of these, 80% occurred in residential pools or spas. To prevent injuries and damage, follow these safety tips:
